Architecture for one-off homes and older buildings is a big commitment, especially in areas where budgets are tight. TIR Architects aims to keep early costs predictable and low-risk: a free initial call, then a simple fixed fee for early advice and a first sketch, before you decide whether to go further.

Every project is different, so later stages are always priced to suit the scope and complexity. Before anything is agreed, you'll receive a written fee note that sets out stages, deliverables and what is and isn't included.

How we start

Free 20–30 minute call

A short conversation to understand your home or site, what you are hoping to achieve, and where you are in the process.

There is no charge and no obligation. The aim is to work out whether your idea is realistic, what constraints we need to be aware of, and whether TIR Architects is a good fit.

£200 Feasibility Sketch & Report

If it makes sense to take a first step, the next stage is a fixed one-off fee of £200 for a simple feasibility package. This is designed to give you something concrete to think about without a big upfront commitment.

Typically includes:

  • A follow-up call or meeting to clarify your priorities and rough budget.

  • A basic review of your site or property and any information you can share.

  • One initial sketch option exploring how the brief might work in plan and/or volume.

  • A short written note summarising opportunities, key constraints, planning considerations and suggested next steps.

This stage is often enough to answer the question: "Is this worth pursuing, and roughly in what form?"

If you decide to continue

Planning & Design

For clients who are ready to develop a full design and seek planning or listed building consent.

Typically covers:

  • Developing the sketch into a clear design,

  • Drawings and information suitable for a planning or listed building application,

  • Support during the application process.

Fee structure: a fixed or staged fee agreed in writing before work starts, based on project size, complexity and whether the building is listed or in a conservation area.

Full Architectural Service

For clients who would like support through technical design and construction as well.

Typically covers:

  • All Planning & Design services, plus

  • Technical drawings and information for pricing and building,

  • Coordination with other consultants,

  • A defined level of involvement during construction.

Fee structure: usually a staged fixed fee or a percentage linked to the construction cost, agreed case-by-case once the scope is clearer.

What affects your fee

  • The scale and complexity of the project.

  • Whether the building is listed or in a conservation area.

  • How detailed the technical information needs to be.

  • How much support you want during construction.
